What Does Homeowners Insurance Really Cover? (And What It Doesn’t)

Hey y’all! Let’s talk about something that doesn’t come up often at brunch but definitely should—homeowners insurance.


Now I know insurance isn’t the most exciting topic, but if you’re a homeowner (or about to be), you need to know what’s really covered in your policy—and just as important, what’s not. Because the last thing you want is to find out too late that something isn’t covered.


Let me break it down for you like I would for my own girlfriends.


🏠 So, What Does Homeowners Insurance Usually Cover?

You’d be surprised how much is included in a basic policy, but there are some limits. Here’s what’s typically covered:

Your House (a.k.a. the “Dwelling”)

If something like a fire, storm, or vandalism damages your home, your insurance helps cover the cost to repair or rebuild. That includes the roof, walls, and even things like built-in appliances.

Other Structures

Got a detached garage, shed, or fence? Yep, those are usually covered too—up to a certain percentage of your main house’s coverage.

Your Stuff

Furniture, clothes, electronics, decor—basically everything inside your house that you own. If it gets stolen or damaged in a covered event, your policy helps you replace it. Bonus: even if your laptop gets swiped while you’re traveling, it may still be covered!

Liability

This one’s big. If someone slips and falls at your house or your kid throws a baseball through the neighbor’s window, liability coverage helps pay for legal fees or repairs.

Temporary Housing

If your home becomes unlivable because of a covered event (like a fire), your insurance can help pay for a hotel, food, and other living expenses while repairs are being made.


🚫 Now Let’s Talk About What’s Not Covered

Here’s where people get tripped up. These are the things most standard policies don’t include:

Flood Damage

If your home floods due to heavy rain or a hurricane, your regular homeowners policy won’t cover it. You’ll need separate flood insurance for that.

Earthquakes

Same story here—if you’re in an area with earthquakes, you’ll need a special policy for that too.

Normal Wear and Tear

If your roof is leaking because it’s old or your AC goes out from years of use, that’s considered maintenance—not something your insurance will pay for.

Sewer Backups

If a sewer line backs up into your house, yikes—that’s a mess, and it’s not covered unless you’ve added that specific protection.

Super Expensive Stuff

If you’ve got high-end jewelry, fancy art, or collectibles, your policy might not cover the full value unless you’ve added special protection for those items.


📝 Here’s My Advice (Friend to Friend):

  • Check your policy once a year. Life changes—so should your insurance.

  • Add extra coverage if you’ve done upgrades, started a home business, or bought something valuable.

  • Ask questions! Insurance shouldn’t be confusing or scary. Your agent should break it down for you in plain language.
